Garden room cost questions
How much does a garden room cost in Yorkshire?
National Garden Rooms start from £18,500 fully installed, and most projects land between £22,000 and £40,000 depending on size, glazing, cladding and internal fit-out. Multi-room annexes with sleeping accommodation are priced individually after survey.
Why are National Garden Rooms prices higher than online 'cheap' garden rooms?
Our rooms are buildings, not upgraded sheds. The price includes steel foundations, 150mm insulation throughout, full electrics, plastered interiors, flooring, aluminium double glazing and installation by our own crews — the costs others quote as extras.
Is the quote really fixed?
Yes. After your free survey you receive a fixed written price. The only things that change it are changes you request — never ground conditions we should have spotted, or 'installation extras'.
What are the running costs?
With our standard insulation and an electric panel heater, a typical 20m² room costs roughly 60p–£1.20 per day to heat through a Yorkshire winter, depending on how heavily you use it.
Do I need planning permission?
Most garden rooms fall under permitted development and don't need permission. Exceptions include annexes with sleeping accommodation, properties in conservation areas and some listed settings. We assess every address at survey and handle any application for you.
